2017 Real Estate Activity with Rick Coyne

 

The Maine Real Estate market in 2017 was very active. The number of properties sold was up 2.02% and the median sales price was up 9%. This was done with a historically low number of listing inventory especially the first 6 months of the year. Sales were very strong in the third and fourth quarters of 2017.

Regarding sales activity in York County in 2017, the number of properties sold were about the same, but the median sale price was up 7.8% to $257,700. Median sale price means half of the homes sold for more and half sold for less.

Locally in Wells, 227 single family homes sold in 2017 which is basically about 4 more than in 2016. The median sale price for a single family home in 2017 was $345,000 and increase of 8.5% compared to 2016.

It is a sellers market with just over 5 months of listing inventory as of January 30, 2018, for single family homes in Wells. With interest rates still low there are buyers in the market but very few homes to choose from.
