1. Buyer Activity

There are 4 factors to look at when deciding if you should sell

The easiest stat to look for if you want to assess buyer activity is the number of home showings. This will give you a pretty good idea of how many people are looking at homes. The current market has shown a 12.5% growth in the number of showings from 2020. 

2. Inventory

Another important statistic is the number of homes on the market. The most recent market data will include the number of homes on the market and the percent increase or decrease. The more homes on the market the more competition there will be for buyers. 

3. Multiple Offers

A home that receives multiple offers will generally sell for a better price or more favorable terms. Paying attention to the number of homes receiving multiple offers will also tell you how many buyers there are in comparison to the number of homes on the market. 

4. Time on the Market

In 2019 nationally a home was on the market for an average of 30 days. In 2021 homes were on the market for an average of 7 days. Looking at this statistic will tell you how much competition there is for the homes that are on the market, how likely you are to end up with multiple offers, and how quickly you can sell your home. 

 One of the best pieces of advice we can give to anyone looking to buy or sell a home is to make sure you approach it like a business transaction. If you remove emotion and make your decisions based on the available data you will be much less likely to regret your choice.
